The report analyzed cityscape office environments in the Asia Pacific region including the cities: Singapore, Hong Kong, Sydney, Tokyo, Shanghai and Mumbai. The conclusion is that these business areas are continuing a growth trajectory with an increased demand for office space and rapid urbanization.
The office as we know it today, is becoming extinct. While the move towards shaping office environments into hubs for interacting and creating new ideas has been slower to take off in the South Pacific than Europe and North America, the trend is gaining demand.
Cost isn’t the most important factor considered in office buildings now as new spaces are shifting towards configuring innovative work areas that encourage productivity and support activities. By 2020, millenneals are expected for makeup ½ of the workforce including roles as middle and senior level managers. With workers focused on collaboration, teamwork and idea exchange, the physical office environment is molded to fit the bill.
New technology trends have been able to improve the efficiency of real estate, but also enable offices to embrace new trends for workplace environment.
While many companies embrace the updates in technology and energy savings, divergent attitudes towards sustainability continue. Companies are searching for facts about statements concerning increased productivity and reduced sick days when it comes to implementing green initiatives. Clear ROI calculations need to prove beyond a doubt that green building saves money.
Inconsistent global certification standards present a challenge in the Asia Pacific region where governments have varied stances on implementing sustainability initiatives. JLL predicts legislation will play a very important role while there will most likely be an increase in ‘green lite’ refurbishments to increase sustainability in current structures.
